Rent-to-Own Terms:

The tenant / future owner is responsible for all maintenance costs, repairs, and utilities.
An inspection will be conducted once a year to ensure the property is being cared for.
Rent increases will be no more than 4% per year and will be based on actual costs (e.g., fire insurance, property taxes, HOA fees, etc.).

All tenants / future owners must have contents insurance.
