Lena Lewis and Bridget Naso interview Anne-marie about the effects of the Economic Stimulus Package on the San Diego Real Estate Market.   Anne-marie says the typical interest rate difference between a jumbo loan and a conforming loan is about 1%, which will save someone who refinances $700,000 about $5,400 / year. For the number of homes in San Diego that could be affected, this could mean $1B+ / year in mortgage interest savings which would likely go directly back into our economy.  

With interest rates at their lowest in four years, it is a great time for homeowners to refinance to convert a jumbo loan to a cheaper conforming loan, combine a first and second into a cheaper conforming loan, trade in a variable rate mortgage for a long-term fixed rate mortgage, reduce interest rates, or to just consolidate debt to reduce payments.

Dave Davis and Bridget Naso interview Robert about the status of the San Diego Real Estate Market.   When asked about the significance of foreclosures, Robert points out that the 353% increase in foreclosures takes us from 0.19% to 0.67%. If the emotional and media component did not exist, it would not be such a big deal. But, the foreclosures do create some great deals. If you are looking for a good place to get foreclosures, look to Chula Vista or Escondido.

San Diego’s Finest Real Estate Commences Foreclosure Bus Tours

Local real estate company offers tours of foreclosed properties throughout San Diego starting with Solana Beach, Del Mar and Carmel Valley
SAN DIEGO (Jan. 29, 2008) To showcase some of the best deals among hundreds of properties that have been repossessed by lenders in San Diego County, San Diego’s Finest Real Estate (SDFRE) is launching the “Great American Dream Home Tour.” In February and March, the company will take prospective buyers on a four-hour guided search for bargains within the San Diego residential foreclosure market. The tour’s first stop: Solana Beach, Del Mar and Carmel Valley on Saturday, Feb., 9 from 9 a.m.- 1:00 p.m.

“The real estate market in San Diego has made a nice correction and now is a great time to buy a home or condo, especially if you take advantage of bank-owned foreclosures,” said Anne-marie Boyer, a SDFRE broker. “Lenders are being aggressive and the banks are actually required by law to get foreclosures off their books, so it’s a great time to invest.”

Large inventories of these real-estate-owned (REO) properties have made lenders increasingly willing to negotiate. Many of the homes and condos that will be seen on SDFRE’s foreclosure tours have been marked down tens of thousands of dollars below the original asking prices.

In addition to touring foreclosed properties, SDFRE will offer helpful tips for people looking for a home in this buyer's market. The information provided will include the process of buying a home and an orientation of the community, as well as loan and re-sale information.

The foreclosure bus tours are free and are offered on the following dates for the below listed San Diego County areas. All tours will take place from 9 a.m. until 1:00 p.m.

Donation to Hurricane Katrina Victims

Hurricane Katrina brought huge charity drives around the country.  We encouraged fundraising at two local schools, Sunset Hills Elementary and Black Mountain Middle School by matching every dollar they raised in their book sales. The combined proceeds of over $9,000 went to the hurricane victims. Anne-marie is pictured with the kids for the donation to the hurricane victims.

Hope Monument Dedicated to Founder of Rachel's Hope in San Diego

Southern Cross, October 2004

Anne-marie donated the Hope Monument , dedicated to Rosemary Benefield, founder of Rachel's Hope on its 10th Anniversary.  The Hope Monument is a life-size bronze sculpture depicting Jesus sitting next to a young woman, holding her hand as he cradles her baby, was presented to Benefield.  The monument conveys a message of hope and healing to women and men who have lost a child through early death due to abortion, miscarriage, stillbirth or accident.
The anniversary celebration was held at Anne-Marie Boyer's home in Rancho Santa Fe with an elegant sit-down tea.  In attendance was Auxiliary Bishop Salvatore J. Cordileone, who came to support of Rachel's Hope Ministry. Click Here to view and scroll down

Building Fund Donations

St. William of York started a building fund to create a school and a larger worship area.  By gifting a portion of all sales, purchases, and refinances referred from the community, we were able to provide large donations to the building fund.  The completed project is now called St. Terese of Carmel (visible from SR-56).

Single-Family Mortgage Loan Limits effective January 1, 2008:

  • Two-family loans: $533,850
  • Three-family loans: $645,300
  • Four-family loans: $801,950
Note: One- to four- family mortgages in Alaska, Hawaii, Guam, and the U.S. Virgin Islands are 50 percent higher than the limits for the rest of the country.

H.R. 3648: Mortgage Forgiveness Debt Relief Act of 2007

On December 20, 2007, President Bush signed into law H.R. 3648.  In short, this means that a homeowner who does a short sale on their home is not taxed for the amount they are short on the mortgage.  If used to be that when the proceeds of a home sale were $30,000 less than what was owed on the mortgage, the IRS would tax that $30,000 as debt forgiveness (aka income), which could easily mean another $10,000 owed to the IRS.
